This land in Pokeno was identified for medium density residential development during Plan Change 24 (Pokeno Structure Plan) - possibly through an MWH report. Not all areas are mapped (District Plan map not consistent with the Structure Plan area map in the text (Appendix 54.15A).
In the District Plan, provisions encourage a great choice of housing types and lot sizes including medium density (1 dwelling per 300m²) near identified neighbourhood centres, town centres,reserves and road networks. Aids to help achieve a density of 10 dwellings per hectare. Relates to the implementation of the District Plan under the Resource Management Act (1991), and may be subject to various limitations and conditions. These features are a spatial representation of the policies and objectives of the Waikato District Plan and indicate where policies, overlays and District Plan rules apply.
